Over the past 10 years, Toronto saw its first tall condo towers constructed with the Aura building at College Park being the best example at 78 stories (272m tall).

The next 10 years will be known as the era of supertall condo towers with numerous projects reaching new heights that will change Toronto's skyline forever.

A "supertall building" is defined as any structure over 300m in height and we are set to see several of them rise above our streets over the next decade.


1.) SkyTower | 1 Yonge St | 95 Stories

Project highlights

Structure: 3-tower project ~ 65, 80 & 95 storeys

Developer: Pinnacle International

Architect: Hariri Pontarini Architects

Average price per Sq. Ft = $1500+

Projected completion date: May 2022 (65 storey tower)

This massive undertaking by Pinnacle International will drastically change the area around Yonge & Queens Quay with a total of 2800+ units being constructed throughout the 3 buildings.

Located just south of Lake Shore Blvd & north of Queens Quay, this development is situated perfectly for easy access to the Financial District, Harbourfront & St. Lawrence Market.

Some of the amenities include a gym, private dining area, outdoor walking track, BBQ area, dog wash station, games & party room, spin studio + much more.


2.) The One | 1 Bloor St W | 85 Stories (potentially 94)

Structure: 85 Stories (potentially 94 stories if application is approved)

Developer: Mizrahi Developments

Architect: Foster + Partners & CORE Architects

Average price per Sq. Ft = $2500+

Projected completion date: Spring 2023

Located at the iconic intersection of Yonge & Bloor, The One at One Bloor St W is set to become the shining pinnacle of luxury living in Toronto.

With only 416 units being constructed (to match Toronto's 416 area code), exclusivity was top of mind for Mizhari Developments when planning out this building.

The plethora of amenities includes a spa, garden terrace, infinity pool, gym, valet parking for $500/month (only way to get parking in building) along with food & beverage delivery to the terrace, entertainment rooms or your unit.


3.) YSL Residences | 391 Yonge St | 85 Stories

Structure: 85 stories

Developer: Cresford Development Corporation (prior to going into receivership)

Architect: Kohn Pederson Fox Associates & ArchitectsAlliance

Average price per Sq. Ft = $1245+

Projected completion date: Initially scheduled for completion in 2023, it is now unclear when or if the project will complete

One of the most controversial super tall buildings to be constructed is the YSL Residences located at Yonge & Gerrard beside the Ryerson University Campus.

Originally planned by Cresford Development Corporation, the project came to a screeching halt as a result of the COVID19 pandemic lockdown in 2020 which ultimately led the developer to going into receivership for 3 of its other projects in Toronto.

It's unclear what the future holds for this project but currently the lot is sitting vacant of any construction materials & the only thing that remains are the original heritage facade along Yonge St and a massive hole.

If the building does finish in it's original configuration, it will boast a fitness centre, billiards room, guest suites, state-of-the-art theatre, yoga room, indoor pool & bicycle storage.


4.) Mirvish + Gehry | 260 King St W | 82 & 72 Stories

Structure: Two-tower project ~ 82 & 72 Stories (originally 92 & 82 stories)

Developer: Great Gulf, Dream Unlimited & Westdale Properties

Architect: Frank Gehry & Gehry Partners

Average price per Sq. Ft = $TBD

Projected completion date: TBD ~ Sales begin in 2022

Easily one of the most eye-catching developments to ever come to Toronto is the Mirvish + Gehry project which is being designed by legendary Canadian-born architect Frank Gehry.

Now 92 years old, this is likely to be the last project created by the iconic architect which is quite fitting as he grew up in the area as a child.

Located at King St W & Simcoe St (across from Roy Thompson Hall), this 2-tower project will transform the skyline of the Entertainment District into a piece of art with its unique shape & design pattern.

No prices are available yet but you can expect them to be quite high to cover the immense construction costs of this gorgeous development.


5.) Sugar Wharf | 15 Cooper St | 70 & 64 Stories

Structure: 3 tower project ~ Condos = 70 & 64 Stories | Office = 25 storeys

Developer: Menkes

Architect: Architects - Alliance

Average price per Sq. Ft = $1500+

Projected completion date: Summer 2022 (office building will finish prior to this)

Situated directly across from the Redpath Sugar Plant on Queens Quay E at Lower Jarvis, this development by Menkes sets out to achieve the perfect work/live balance by combining 2 residential condo towers with an office tower.

The amenities for the project reflect this goal with residents having access to an outdoor terrace, co-work/meeting rooms, theatre rooms, art room, party room, BBQ area, indoor hammock lounge, Lego rooms, games room, indoor lap pool, music room, gym, basketball court, spinning room and aerobics studio.


It will be interesting to see if these 5 projects and any others will be able to address the issues that have plagued other supertall towers around the world.
